Outcome
When we took on this 160,000 SF office building, it was 60% vacant. In less than a year, we increased occupancy to 99%. Collaborating with the building ownership, we implemented a unique amenity center that accelerated the leasing process and reimagined areas previously considered “unleasable” by brokers. One such area, a 10,000 SF mezzanine level, has become the gem of the landlord’s portfolio, generating over twice the rent of any other space, thanks to our UrbanWork Spaces program. Within three months of opening, the coworking space was fully occupied. Additionally, we brought in several retail tenants and reimagined the first floor with multiple restaurants, putting the finishing touches on a thriving ecosystem on Broadway and helping Tacoma move closer to becoming an 18-hour district.

Outcome
We are in the initial phases of developing a master plan to activate and lease this 200,000+ SF building, initially focusing on the first three floors. Collaborating directly with the landlord and brokerage team, we are creating marketing and feasibility studies to strategically plan these levels of this Class A Tacoma landmark. By incorporating UrbanWork Spaces and Suites, key amenities such as a rooftop deck, and targeting select retailers, we aim to reinforce ongoing efforts on Broadway.

Outcome
This project has consistently performed well. Our approach is to implement building amenities that will assist the ownership with tenant retention and provide a much-needed makeover. The building has strong fundamentals, and with some strategic enhancements, we believe it will continue to be a strong performer.

Outcome
Situated on the prominent corner of Pacific Ave and 11th Street in Tacoma, the Commerce Building boasts a rich history and deep roots in the community. To maintain its corner presence, we collaborated with a local coffee shop and roaster to revitalize the storefront. Additionally, we designed new first and second floor lobbies that reflect the building’s elegance. The once-unused basement level has been transformed into the Olympic Amenity Center, offering a cozy space for meetings and conferences.

Outcome
This project is currently underway. Since our involvement, approximately 21,000 SF of first floor and mezzanine space has become available. We have secured a high-profile local restaurant to occupy around 7,000 SF. Additionally, we have designed approximately 6,000 SF of UrbanWork Suites and 3,500 SF of UrbanWork Spaces, which will operate in conjunction with the adjacent Rhodes Center UrbanWork Spaces as an extension of that location. Lastly, we are in discussions with the landlord to utilize a portion of the basement level for a new, trendy speakeasy, further enhancing the area and supporting an 18-hour district.
